Rental Policies

You are responsible for the keeping your cabin tidy during your stay and for leaving the cabin in good condition. Please remember that you are staying in a “privately owned cabin” and treat it as you would want your guests to treat your own home. If accommodations are left damaged or unusually messy (such as unwashed dishes or stains on the furniture or carpet), an additional $80 cleaning charge will be added to your credit card after your departure. Items in the cabin found missing or broken will be charged accordingly.

  • Pets: Our pet policy varies per cabin.
    Look for the happy puppy online for our pet-friendly cabins.
    The maximum number of pets allowed per cabin is 2 pets.
    Please do not allow your pets to be on the furniture and crate them when you are away from the cabin.
    Do not allow your dog to chew the furniture.
    If your pet does chew the furniture, or anything else in the cabin, the cost of repair will be assessed and the fee will be charged to your card after your departure.
    Excessive pet hair, dirt or slobber on the furniture will result in a $50 charge.
    Failure to comply with a cabin’s “No Pets” policy will result in a charge of $100 per rental night.
  • A two-night minimum stay is required on all reservations.
    A three-night minimum stay is required during holidays, festivals and Spring Break weeks.
    One-night stays are considered on a last-minute, case-by-case basis only. Call or email as needed.
    A $50 up charge will be added to the rate for all pre-approved 1-night stays.
  • A valid credit card – ONE CARD PER RESERVATION – (Visa, MasterCard, Discover, American Express) must accompany all reservations.
  • Deposit – A NON-REFUNDABLE deposit of ONE rental night OR AVERAGE DAILY RATE will apply on all reservations.
    This amount will be applied towards the total balance of your cabin stay.
  • Balances for all reservations will charged to your credit card on file 30 days prior to the arrival date.
  • Rates are based on the number of people the cabin sleeps comfortably – listed on the website.
    Our cabins are only equipped (the sewage systems, linens, towels, dishes, etc.) to handle this number of people.
    The absolute maximum number of total persons allowed at each cabin is 2 people over this number, including all children.
  • Additional extra people are not allowed in the cabin.
  • Cancellations: All cancellations must be made personally by telephone, then followed up with a cancellation e-mail. You must receive a cancellation confirmation by e-mail in order to consider your reservation cancelled.

    When changing dates or switching cabins – your deposit will transfer to your new reservation IF YOUR NEW RESERVATION ARRIVAL DATE IS WITHIN 30 DAYS OF YOUR ORIGINAL RESERVATION, AND WITH THE SAME CABIN. If the same cabin is not available within 30 days of your original stay, we will transfer your deposit to another available cabin.

    • Cancellations within 8 – 14 days prior to your arrival date are required to pay for a 1-night stay.
    • Cancellations within 0 – 7 days prior to your arrival date will be charged for the entire stay.

    We UNDERSTAND that situations arise beyond our control. We do not want to keep your deposit, we want you or someone else to enjoy our facilities. We will do our best to work with you, during your time of unforeseen circumstances and try to RE-BOOK your cabin to someone else. We will return deposits and/or payments accordingly/case by case and/or if you wish we can use those funds towards another stay with us at another time.

    Weather conditions do not constitute an exception to the cancellation policies.

  • Changing Cabins and Changing Dates:
    Changing cabins or changing dates cannot be honored within 2 weeks of your arrival date for regular dates – or within 30 days prior to arrival for all holiday and spring break dates.
    Each cabin is individually owned.
    It is considered a cancellation for one owner’s cabin and a new reservation for another owner’s cabin.
    Cancellation policies will apply.
  • ALL CABINS ARE SMOKE FREE. If your cabin smells of cigarette smoke, $100 per rental night will be charged to your card after your departure.
  • Shooting guns or fireworks is prohibited on cabin property.
  • Quiet hours begin at 11 PM nightly.
  • RV parking and tent camping are not allowed on the cabin properties.
  • ATV riding is not allowed on the roads in front of the cabins or on the cabin property.
  • Please do not re-arrange the furniture in your cabin as this may result in damages.
  • Do not sit or stand on the hot tub cover.
    Supervise children at all times while they are using the hot tub.
    Hot tub covers will break.
    The replacement cost for the hot tub cover is $400.
  • Please do not place trash outside the cabin unless it is inside a barrel with a tightly secured lid.
  • Check-out: Do not leave dirty dishes in your cabin.
    Please remove all food from the refrigerator and start a load of towels using laundry soap, fabric softener and warm water.
    Please be sure all trash is secured in the outside barrels with the lids tightly secured.
    Please lock all the windows and doors.
    Leave the door key secured inside the lock box with the code scrambled.
  • All cabins are surveyed upon check-out.
    Damaged or missing items will be billed to your credit card.
  • A $25 handling fee, plus shipping charges, will apply if you request us to ship your items left behind.


All outdoor activities involve certain inherent risk of injury up to and including death. Every effort will be made to secure and make safe all facilities under our management. It is expressly understood and agreed that neither the owner, nor the management company of said premises, shall be liable for any damages or injury to guest, guest’s guests or their families, or to any of their property from whatever cause arising from the occupancy or use of the premises by guest and their family and guests.

It is further understood and agreed that neither the owner nor the management company shall be responsible for any personal property left by guest in the premises. In the event property of guest is left on premises, guest may request the management company to mail or ship property back to guest at guest’s sole expense, plus an additional $25 administrative fee.
